The nature of private mortgage lending is that the lender will tend to have a particular geography and property application of interest that they focus on in order to make good lending decisions and to stay up on the market and market liquidation process for a gi.ven type of property.

For smaller markets, this can leave a lot of holes in the market due to this level of specialization.  But for ontario private mortgage loans, the market coverage is quite good due to the large overall size and the presence of many different types of private lenders, each with their own areas of interest
